I’ve cohosted in several markets all as medium term or hybrid (STR/MTR) and here’s what I’ve done: - Made the lease between the owner and the tenant- Owner collects the rent and the cohost charges their fee to the owner monthly- Small maintenance items under $300 were instantly approved per my cohosting agreement but larger items had to be coordinated with the owner because in some markets you have to be a licensed real estate agent or broker to facilitate property improvements on behalf of the owner 

I don't see any line items for landscaping items: grass cutting, annual mulching, cleanup, and snow removal (if you are in an area with snow).  

As you have exterior and interior items where one could be ok and other not or both need work.

Check into the items listed above and if you get a green light, definitely move forward! 

My last line item is to cover the window wells.

The other item I would consider is whether you can add value (increase revenues and/or decrease expenses) during this time period that will help mitigate the rate change.
