Rashim,My advice would be to reach out to a CPA and they give you a complete run down on taxes.

If the property hasn't appreciated or you haven't completed necessary renovations, you might not get the refinancing terms you expected.

There are probably many posts that contain similar information to this one, but I thought it would be of value to future and existing investors who are starting their journey.We recently completed rehabbing a duplex we bought for $93k and rehabbed for $75k (in retrospect, we could've negotiated a lower price 🤷‍♂️ - discussion for a different post), hitting an ARV of $190k when our target ARV was $170k.Two things that stood out for me that helped us secure a higher ARV that anyone can use in their next BRRRR were:1) Fix the property to be in the top 75th percentile -> To improve our success rate, we consulted with both our agent and our PMC on what kind of materials and finishes the best properties (highest ARV Comps and Rent Rates) had in the area.

We've heard this question a decent amount recently, and I'm assuming that it's Nationwide due to the stats below: 2024 is the most apartment units completed in a single year since 1987.We're definitely no longer in the days of throwing up 3 blurry photos, pushing rents, and having 5-10 applications within a 3 day period (COVID era). 

I have previously completed a fix-and-flip project, which, despite a few challenges, was successfully sold within 30 days of listing on the MLS.

The more expensive routers will almost certainly be dual band and have an auto-detecting feature to determine which band to assign for each device that is connected. 

If you're looking to scale quickly with lower down payments, I completely agre that house hacking is the way to get started— it worked well for me.
