Allowed to Advertise.Investor needs to self-certify in their Pre-Qualification form that they are either an "Accredited Investor" or "Sophisticated Investor" or neither.Issuer must verify income of an Investor by reviewing filed tax returns for the past 2 years and written assertions from the Investor that the income is expected to continue.

My 'seller proceeds' were -$248, even after saving thousands self-closing and splitting the excise taxes with the buyer which is normally a 100% seller expense.My guess is your seller is not only squandering his healthy option consideration but is also ignorant about what the final settlement will entail

With fixed-rate financing here, if you choose short enough terms (1-3yr), you could (theoretically) crudely mimic that rate bands of an ARM, but the conditions of the financing would be different.I disagree with your blanket assertion that one would be safer with a U.S.A. style ARM, but it's an irrelevant debate since term-matching-amortization financing is not a reality in Canada.
