There are endless subjects in real estate to talk about and since you're newer, you can focus on market trends and general info at first, as you continue to become wiser over time.

I understand the endless ways to split equity, cashflow, and debt... what worries me is the structure within which these types of deals work.  

@Susan Knight - There are almost endless ways to setup syndications, but a common structure I see includes an annual guaranteed return to investors (often 8-12% depending on the geographical area, asset type and risk) that is paid out of any profit first.

I am a college student majoring in construction management in Grand Rapids, MI and have recently realized the endless possibilities that the Real Estate industry has to offer.

This is a rabbit hole that has endless possibilities, but I hope you get the point.  

But still, you learn the cadence of rentals, see prices cycle up and down, wander endlessly around neighborhoods, learn what to expect from tenants.
