We hired a pro water remediation company and asked them to remove dry wall, base boards, carpet, and drop fans, dehumidifier equipment, as well as apply any anti-microbial disinfectant, etc.

in order to resolve this, it seems you need to file a motion to quiet title. the motion will go in front of a judge and probably go to trial, even if its not contestable.

If you can incorporate small items, in line hot water, upgrade thermostates, high-e funrance and air, dehumidifiers, these things will justify a higher price in mid and upper middle income properties, IMO.

I'd put up a construction fence with several big and clear "NO TRESPASSING" signs.Then I'd wire motion sensor flood lights in the front and back out the home, out of reach.And last I'd pay a security company to mount a camera out front.
