I got my monthly bulletin from the Department of real estate in Oregon and in every monthly bulletin they take on a question from an agent and give response.this months was I am required to present all offers even if we are already in contract and sellers says he does not want to look at them.Answer:Yes and if they wont respond to you..

the best solution is to duct some heat over, if thats not possible, get some heat tape and a 35 +/- degree electrical block available at menards, it plugs in and turns on when the temp drops to 35 degrees and turns off when above 35 degrees, they are like $12 pluse some heat tape, ask in the plumbing department.

LOLif the bank deems the area or collateral could be at risk in their unilateral decision they can just freeze it.. and you usually don't know until you try to access it.. usually takes a month or two before you get your dear investor letter..

If it's downtown, check with the zoning department and planning commission, there should be no problem getting approved for mixed-use and may already be zoned for it..The other strategy you could look at is selling the other building to a QOF after getting the site entitled for a mixed-use asset.

More so since Foxconn was announced...the forestry department actually trimmed the trees down the streets so it doesn't look like an overgrown, forgotten area!
