A trick I use is I walk around my house and start pointing things out that need improvement then speaking out loud to convince myself why I need to do XYZ with it (fix/paint/replace).

Im no contractor but I’m decent with general paint, plumbing, electrical, etc.

More work needed to be done on the exterior so after painting the house, I wanted to replace the current chain link fence.

They will fail a home for peeling paint, wobbly handrails, cracked glass, crumbly cement steps and that sort of thing. 

I'm going to be honest so I can paint the picture as to where I am as a new investor: I've marketed for buyers, practiced calculating ARV numbers so see how that works, and have searched for properties. 

The place is in ok condition but might need some updated paint, but otherwise it's in decent condition, so I might not even need to improve it or anything.

I did pretty much all the work myself and did kitchen cabinets repainting and added finishes, added subway tiles to the front wall and back splash, added laminate through out the house, painted, and fixed up the yard and cleaned the privacy fence and painted the outside trim of the house and so on.

He wants to replace carpet and paint walls.

Many guys out there that you can hire for specific work such as electrician, plumbing, sheet rock, paint etc

New flooring paint and other cosmetic updates are in each unit.
