At the closing date, we had a tenant ready to move in.

The DST I purchased with Allegiancy (Alorica DST in Ft Worth, TX) did not do good due diligence (in my opinion) regarding the structural quality of the buildings they purchased for this DST in 2022. 

I’d recommend focusing on building connections in Denver, exploring local markets, and considering strategies like house hacking or buy-and-hold investments to help you reach your goal of becoming a millionaire by 2027.Good luck!

You are on a great trajectory and learning curve because you are learning from your mistakes and also preparing to move slowly instead of scaling before you are ready.

In one building the tenants accumulated so much junk over the course of their tenancy that I was forced to get a 40’ roll off dumpster to get it emptied for a sale.

Owner occ developments there is no value associated to the income approach so these props generally speaking will appreciate a lot more as the neighborhoods are much more desirable. builders the last thing they want to do is sell to investors if they are creating owner occupied communities.. rentals degrade the neighborhood and they will be sabotaging their own values to allow a bunch of investors to buy and rent out in their communities.So when you buy new builds keep in mind if its a build to rent community they will NOT appreciate like owner occupied neighborhoods.. might be best to find something already 3 to 5 years old where the stigma of renters dies down.. that would be best to protect your investment.

We’ve worked together for about 2 years now, and he is focused on the operations side of the business.There are many solid sponsors and operators in this asset class, some newer than us, and some older – and quite a bit of new money coming into this space (part of this is where we are in the market cycle, and other asset classes being overpriced like apartment buildings).I’ve personally had several conversations with @Jefferson Lilly (and met him at a conference), and he knows the space well.
