Unfortunately, I learned about how the majority of real estate investors work the hard way....by putting in countless hours of blood, sweat, and tears - trusting they mean what they say and say what they mean...

After that  experience, I have a greater sense of what to look for and an appreciation for quality in a PM.I will gladly pay more for a high quality PM as it is the life and blood of a Buy and Hold investor.

As someone nearing retirement I intend to keep my MF for the cash flow, however, if I were younger this would be a great time to sell and take advantage of the low cap rates and then wait for the cycle to turn and get back in when there is once again "blood in the streets".

Their closest person they had on their team is an hour away from me and would not know my areas like I do.So my take on this is it is one big sales pitch....they want to suck your blood (money) from you and then have you suck the blood (money) out of a few others to replenish your blood = vampire. 

But when it comes to building, fire, and safety codes, you can almost always point back to a painful lesson that was paid for in blood.  

It can have restrictions such as has to be drug free to get a distribution or should the beneficiary decease prior to the assets being fully distributed the beneficiary's share passes on to the beneficiary's blood or legally adopted children. 

I'd rather have super clean dark linens than constantly throwing away white stuff, or having slightly discolored white stuff from trying so hard to get stains out.If anyone has a surefire away for getting blood or waterproof makeup out of white linens completely, hit me uppppp!!!!!
