If a family member, as defined in section 267(c)(4), uses the dwelling unit as a principal residence, a "personal purpose" is attributed to the taxpayer unless the property is leased for a fair rental value for use as the family member's principal residence.

I attribute this to competition more than anything, we have far more short term rentals in the area this year than we did last.

This may be some of what is attributing to your low inquiries.

The operational/managerial attributes are very similar to a 12 month furnished rental, with the exception that the MTR will include towels, dishes, sheets, etc. while the LTR furnished would typically only include furniture.
