The issue is funds are due immediately after winning the auction in the form of a cashiers check.

@Yixiong Pan - If others have the cash to put into deals it sounds like you could form a JV partnership with others where they bring capital and you operate the deal and come up with a split of equity of the purchase.

Additionally, the management companies would take around 10% of the rent for their services.Given this, I’m exploring whether it would be a smart move to refinance when interest rates drop, and possibly form an LLC to transfer the property into.

For me personally, tithing is an outward indicator of an internal witness. 

I have 1 that does alot of work for me over multiple properties.

@Suhaib - For me, the biggest driver is the ability to increase rents for a particular building/property and then investigating what it would take to get the rents to that level.

Currently i am getting up and running as a Real Estate Agent but i am extremely interested in pursuing other areas of real estate personally for real estate investments.As a Realtor i'm looking connect with the following people and experts :- Other Real Estate Agents - would even love to discuss mentorships if anyone has the time but if not just growing this community for me would be great.- Investors / Rehabbers - You never know when i will stumble across a fantastic deal - would love to be able to keep in touch and send you market updates from my area.

Tough pill to swallow because the rate I currently have vs what I would be refinancing into... so not sure it's the right move for me yet.
