I agree with the posters that a lot of the problems are prioritisation issues, I see folks come in the office wearing $400 shoes, their kids in designer outfits and they boast about it, but they don't have a dime in the bank.

I have seen this done for ultra high end, very exclusive places but not low end.If you are worried about spinning your wheels on one-to-one showings, do bulk showings instead.

I have individual clients who are UHNW  ( ultra high net worth investors - 25 million or more ).If others think people that have money do not worry about it then they do not understand the process.

I know in Japan in ultra high density building areas they leave the cranes on top of the buildings in many cases.

Existing business has been successfully operated since 2006 boasting great revenue!

Buyers that have no clue with markets need to get with someone who does and make a decision that they need to change deal size, asset class, area etc. to get the yield they want or except less return if they are stuck on an ultra high quality area that everyone wants.The buyers I see typically that are all over the place are still screwing around 6 months to 1 year from now like "deer in the headlights".
