If not an easy size to swap out - then I would repair.

I swapped out batting for open cell in my own house in the basement, and the difference in the comfort of the house is astounding. 

Many timber companies swap lands all the time.

Rent it for a year and then swap it out.

I had not thought about swapping.

This is common in estate settlements, the kids get a house, a sister swaps a few things to a brother and the sister provides a QCD to a home.

It is not entirely dissimilar to swapping out of one stock that has just popped (leaving little remaining upside in you view) and into another that has a better risk-reward profile.
