The cities are becoming increasingly appealing for investment opportunities and are competing with larger "gateway markets" such as Los Angeles, New York City or San Francisco, for those dollars.The other cities on the “rising star” list are Austin, Atlanta, Charlotte, Dallas, Miami, Nashville and Raleigh.The line between gateway cities and growth markets such as Denver is likely to become more blurred in the near future.

I am currently interested in purchasing a pre-forclosure property in Nashville TN.The property details state that there is an Ex-Tenant occupying the residence that the current property owner/landlord has already completed the eviction process but the squatter will not leave.We will want to flip this property and are concerned about what we can do about the tenant after purchase (if anything).

I live in the Nashville area and have a friend looking to escape San Francisco so their family can purchase their first home (cost prohibitive to do so in SFO) Their options are Nashville area (south of town, need good schools so Williamson County) and the Phoenix area (also near good schools, I'm less familiar with this metro).
