That's approximately 5-6 months break even period.My biggest setup cost was in Altanta - this is a giant home at 6 bedrooms/4bath that I tried to setup as an upscale home.   

Throw in the holidays and most sellers aren't really THAT worried about selling their properties- they'd rather handle it in January

And New Jersey has a moratorium on lockouts during the holidays - the Judges don't allow the deadbeats to be locked out over Christmas and New Years.

Phones probably cut off because they decided celebrating Christmas/holidays was more important.  

I AirBNBed a room in a large house over the holidays by the way and the place was run like a small hotel. 

You could always charge less of a premium or wait until after the holidays to enforce the premium.

But, the states have every intention of going after the biggest offenders and making giant examples of them.
