However, if you are investing in a less desirable area ensure that you take proper precautions to prevent theft.  

What you can't prevent is a sober living house from opening up next door and driving your tenants away.

There is even a state law that prevents a landlord from preventing "tenants rights advocates" from meeting with tenants on your property.
