My personal advice is cut your losses and move on. 

Standard lease agreements simply do not cut it. 

I wouldn't waste my money on that personally.

If you like to renovate Im sure you can cut some price but I really wouldnt go too much lower. 

Dont waste your money with an LLC.

Hey Beth, I wouldn't recommend going to a house appointment without knowing at least how much the seller is looking to get so you don't waste time.For the appointment, you need to understand the reason why they want to sell so you can tailor your offer based on that.
