If you have 100k cash to invest there are a ton of other alternatives passive in nature with just as high or better overall IRR year over year.I looked at buying businesses before but unless you go big where business makes 200k and up profit it is hard to be passive and have layers of management in place for the cash flow stream.

It currently has 2 layers of what it seems like adhesive vinyl or linoleum, on top of original pine wood floors.

.- Gas Boilers - 30+ Years Old- Hot Water Heaters - 10+ Years Old- Electric Panel - Upgraded within past 10 years but could be upgraded even more- Pipes are old, corroded, and some leak often- Windows/Doors that haven't been updated require much more labor to remove/replace as the wood is often rotted- Roof is old, has recent touch ups but will need a major repair down the road (10 years hopefully)- Interior is covered with old wall paper, most walls have multiple layers and are a PAIN to remove- Also, shag carpets were apparently a thing back in the day so get ready to rip those bad boys up and replace them or refinish the hardwood if possibleThere is much more of course but those are some that I definitely noticed right away and are what I plan on tackling, priority wiseAny questions let me know!

my legal record is squeaky clean. the real answer to why i don't get section 8 is probably because i'm very disorganized and erroneously thought it was for people who are officially disabled. i will look into it some more, thanks. another layer to this is that i'm hoping to live in a place where i can work on the vintage furniture that i sell online which rules out public housing and i think that section 8 would add to the reasons that landlords don't usher me in.

I would also make sure that you are added to the renters policy as an additional insured to provide you with an additional layer of liability protection.

They quit using lead paint so long ago that there are probably many, many layers of paint over anything that might be lead.you can use a quality oil based primer/sealer on all the walls and any painted floors and then paint over that.Lead being in the paint itself, under many other layers of paint isn't going to hurt anybody unless they start chewing on your walls, and if they're chewing on your walls you got more problems than just old paint.Other places of concern would be window frames.

I think Set for Life was an amazing book and a solid start to "holy cow this is possible" but it was also death by 1,000 options.I've found myself listening to business and entrepreneur podcasts and books over real estate. mindset and daily habits play such a vital role in any success and it feels like it's not really addressed.
