Doing so allows me to catch problems quickly (often from mis-communications but sometimes issues are hard to recognize without a visual) and update scheduling.

I had already visually inspected it, and i tried multiple times to get the inspection clause in seller wasnt budging.

After I got done with the project I realized a lot of people here on BP could probably benefit from the visuals. 

However, I like the following free resources:1) US Census: Check out population trends to get an idea of growing MSAs2) Trulia Crime Map: Great visual resource to locate high-crime neighborhoods3) Apartments.com: Helpful when looking for rent comps -- Costar uses the same data-set in its research4) National Apartment Association: NAA's annual operating income & expense report provides high level data that can be used with a "quick calc."

I'm sure you realize that the county et al will need to get a visual so things will have to be opened up eventually, but I would get professional advice before I did anything.Having seen various garage conversions, and the probability that an appraisal won't give a fair value I would say to keep it all nice but very simple if you plan to rent it out and possibly sell/refi in the near future.

Windows and siding are older and gutters needed to be replaced, but all in all its visual appeal makes it an attractive rental.How did you find this deal and how did you negotiate it?

The housing in the neighborhoods aren't visually attractive nor provide safety 2.

Task lighting, ambient lighting, and accent lighting are all important to create a functional and visually appealing kitchen.

I may not currently own a brick apartment but I have witnessed the visual value of power washing brick residencies.
