If, in your state, a person can sell (or lease) their own real estate holdings, then a formed entity should be able to do the same.An interesting variation would be whether a DBA formed within an entity, or entities that are nested within entities could sell wholly-owned real estate.

You extract $50k cash and use it to buy a rental with it. 2/3 of the new loan will still be personal interest for your residence, and 1/3 will be business interest for the rental. 1/3 of your interest is deductible against the rental, and 2/3 of the interest goes on the personal deductions Schedule A - where it is deductible but still may be useless under the new tax law (if your total deductions are below the new standard deduction which doubled compared to the old law.)Variation.

The designs I am considering (IE: Goggle image "ram earth" check out the naturally beautiful 12" wall colors, and other variations of foam and concrete monolithic walls/roof are very different than conventional 2 x 4 wood insulated framing, so I may struggle with comps, code, banks, insurance, appraisers, altho I did read that banks are starting to consider e-bills when qualifying as in Energy Efficency Mortgage (EEM), FAA backed etc....Such as shame the stick/wood we use is the norm, better is outside the box and unacceptable or a battle.

I am assuming your dryer has a 4" outlet.Some uses a sheet metal rectangular or oval conduit that are basically two pieces that you slide in and out to adjust for the needed "length", so something like this will work - one inlet face the inside, the outlet face the outside wall.Even small ones like this: or There are many other variations and configurations.

In a seasonal market I am increasing rates on a nightly basis with moderate minimum stays (3 - 5 nights depending upon property type) in high season; weekly to monthly discounts for low season with longer minimum stays (capture traveling professionals since it's 115 degrees in AZ in mid-summer); and a variation of such for the transition month.

With vinyl plank flooring or vinyl tile flooring there are many variations in design and thickness which will account for the variation in prices.

As had been established, you can't legally discriminate on the basis of a bunch of things, and yes, there is WIDE variation in landlord-tenant laws in different states and/or countries.
