To put your return in comparison, our average return is more than double what yours is(closer to triple, actually)   I can pretty consistently pick up a 2/1 duplex of about 900sf each side for $75k/ side and rent it for $1,000.

@Deniz Eker NNN stands for triple net or absolute net (net of expenses) and it is a lease structure where the tenant is responsible for taxes, insurance, utilities, maintenance, as well as capital items such as roof, HVAC, and parking lot replacements.

There are a few great options in that regard: turnkeys, syndications/funds, notes, private lending, and triple net commercial properties.Right now is a great time to decide on one to two markets you like.
