This tenant has ignored my warnings - to stop smoking in the unit (multiple times), having unauthorized guests in the unit without my permission, have spread rumors and lies about me throughout the neighborhood, and have ignored my texts (only method of communication).  

@Denise Evans what if the previous owner pops up/texts/calls about wanting to redeem but never sends written notice?

I've used it as a motivator to grow my portfolio, the more property I buy the more I offset my income and my wife's income.

He's referring to setting boundaries for your renters so they don't call or text you at all hours of the night.I recommend you keep communication in writing via email so you can read it and respond during normal business hours.

Received a text from a potential tenant today.  

I feel that I will be paying for a list of other investors in the area who aren't going to be motivated sellers.
