Hi,My question is:Do I have to supply window treatments (blinds, verticals, etc) in my rental or is it up to the tenant?

This of course coming at a time when the supply of SF seems to be flying off the shelf. 

NOT at the local office supply store.I would recommend looking for a local real estate or landlord association and seeing if their membership fee includes all the paperwork you need (in electronic form). 

And where can I find the correct contract/forms needed, is this something the attorney will supply, or something I can provide and they can look over and use?

Real estate is easier to predict as supply is still low and demand is high.

I have been wholesaling properties in the Kansas City market since 2014 and I have seen the supply of homes for sale shrink every year causing appreciation plus the cash flow is much better than ca.

If there is a component missing (fixture) there really will not be a good way to test the system unless you can shut off the supply line to it and prevent the air from escaping there.

A flatbed truck from the roofing supply company, with two guys and an articulated conveyor belt, appeared in my driveway. 

One that understands both sides, costs, how to resolve technical and design issues, contacts for discounted supplies, etc.

Make sure your deep clean crew is bringing their own supplies as part of the job, otherwise you will end up paying for bottles of stuff with only 5% of it being used on your job.
