What is everyone doing since the universities are trying to keep more students in campus housing?

In this case, the chicken came first.And you're right about how a good full time agent will eat your lunch, but hopefully within the bounds of ethics and good taste.As a full time (and then some) agent, I'll remind sellers that most part timers tend to treat this profession as a hobby, hoping that while they hold down another full time job, that they'll trip over a couple of deals each year.  

As a state capitol, with OSU graduating 6000+ students a year and with the tax incentives offered that attract  and keep big business here, there is no shortage of need for multifamily housing.  

Each student receives around 39$ a day for housing.

You are right that I will make a big difference in student rentals. 

Unless you are receiving government subsidy, or are considered student housing and so forth, there seems to be good cause to assume that you can refuse pets that don't meet the guidelines.

Let's say you did a Credit Check which was not good, but the tenant claims it's from an event like a divorce or student loans or a hack.The next thing I do is an Eviction and Criminal Background check and a Bank Statement Check to make sure that the prospective tenant is not pulling the wool over my eyes.Imagine that the prospective tenant has a rap sheet pages long and you decided that he looked honest enough and let him in.There are so many horror stories of bad tenants and yet I see posting from new Landlords all the time skipping a FULL due diligence Again and Again!
