If its a total gut, that changes things...but if it's bought right...Rehabbing will likely be your best bet. new builds set the price premium in every zip code I've ever studied. in addition new builds don't take 9 months. we just built a house in 60 days. we wait till permits are approved and shovel ready, investors buy land cash, entitle, contracts, negotiate with financing, place financing when we are ready and break ground. but we build the same over and over and don't go outside our Floorplans

Appreciate all the responses and advice I read them all with thought and made my decision I’ll evict if the SD isn’t paid by end of the month.To answer some questions I bought the house when I was young (24) It was a fixer upper so I was desperate for tenants and I’ll be honest I didn’t know any betterOne reason why I waited this long was because I’m in NJ we had extremely strict laws during Covid and courts were closed for about 3 years also he pays rent (current market value) every month and doesn’t trash the placeIn a way I’m glad this happened though you can only learn from your mistakes and I’ll DEFINITELY be more strict moving forward Thanks again everyone for helping me make my decision

I live in a smaller and older suburb of Fort Worth where I am less likely to get tracked down (I see evidence of work on properties all around me that are clearly not permitted or up to code), but also know that the specs on the house will change with the appraisal district once I get the property refinanced.
