I know that I should get the septic fully inspected (tank and drain field), as well as propane tank & lines, and look for dry rot/mold. 

Similar with windows - the fact that the move-in inspection doesn't mention water condensation, doesn't mean much - could have been dried out temporarily.  

Usually these items are negotiated in the purchase agreement, but the Murphy bed situation isn't so cut and dry.

All she can give you is dry statistics. 

If you feel that you're still not satisfied with what's left, you can also skim coat the floor with a flooring patch and let it dry.

If it's an old leak that is not ongoing then visually you might see old damage but it will be dry.

It's a cut and dry 2 years out of 5 rule. 

Before I joined the Army I did home improvement side jobs, i.e. paint, dry wall, tile, carpeting, roofing, little bit of framing, pressure washing, junk removal, lawn care.

The lady that was handling my closing had left on vacation, leaving me high-and-dry with someone else who was "too busy" to keep up with the local town hall in regards a document requesting an inspection in regards to the lien.
