The house otherwise looks in good shape other than stained carpets.  

Sometimes you can see the spray pattern in the glass under bright sunlight.So what should I use that won't leave marks on glass and wing mirror even after washing it off?

Say for instance the tenant has a cat and at the end of the lease u find multiple pee stains on the carpets as your doing your move out inspection.

Hardwood floors were sanded / stained / poly'ed, kitchen and bathroom done, and importantly electrical / mechanical / plumbing up to code according to the list that came from a city inspection.I put the sign up because I figured that serious buyers would be out looking for a couple of weeks, and I might have an opportunity to talk with potential buyers and get feedback on my suggested price.  

As importantly (or more), their reputations have the sort of stain that is often indelible. 

Ive gotten the comps for the area for rent and it is $200 higher than anything around but maybe its because these have the well to do granite counters and stained floors.

I am looking for a handyman that can do things like: painting, caulking, stair nose replacement, deck staining, outlet/switch replacement, etc.

I've thought about buying the unfinished cabinets and just staining them myself.

Based on the houses I have in Parma, I bet you will get between 975-1000 if you didn't have those nasty carpet stains.
