Syndicators who go this route typically do not want to run a lot of education and alignment sessions w/investors.

I know our group in Richmond has a "Deal Maker" session every month where people are able to stand up and pitch any property they have for sale to a large group.

Just so you know my experience level, i've been successfully managing/maintainting up to 9 units of mine for the past 5 years and do have a degree in finance and real estate.Columbia is a town of about 125k people when school is in session.

My brokerage (again, one of the larger ones in my area with about 3000 agents) holds either weekly or monthly intro sessions where you come hear the brokerage pitch on why you should join, what they have to offer, etc.

Students typically do need help... but if their lease is only for the semester or term, that may cause some vacancy issues unless they actually live in the area when school isn't in session.

With more legislation being prepped for the next session we will undoubtedly see even fewer independent housing providers (more demand, fewer options, higher rents).
