Depending how the bonds trade (supply and demand) and the sentiment in the markets (like inflation, buyer confidence, economic recession, feelings, etc) it can affect the mortgage rates are shown to borrowers on the front lines day to day.

Put the house in an irrevocable trust (children as beneficiaries) and pass it to your children when you die thus avoiding estate taxes and not subject to Medicaid estate recovery.This assumes Proposition 19 or new restrictions on passing real estate to your children, which seems to be a government sentiment to tax estates more on wealthy.

.- Growing interest in niche assets like student and senior housing.Necessity-Based Retail Property:- Retail sentiment improves, especially for grocery-anchored developments.- Neighborhood shopping centers are highly ranked for investment prospects.- Focus on retail properties serving communities with strong population growth.... but less optimistically, they describe the Canada’s real estate sector as "facing the years of the great staring contest”, with capital availability being a challenge across the board.Personally, don't have a strong view on industrial (not generally my focus), but for multi-family and small/local retail, this broadly does align with my view.

But local sentiment has turned against it and we are trying to pass legislation at our voting day in March to only allow STR in owner occupied SFH or SFH with an ADU or a duplex that is owner occupied for at least 3 months of the year.
