Original asking was $145K but since the condition was not good we offered $125K and landed in the middle.

With that being said I have not found a mortgage broker yet that could package a mortgage for the original seller without the sub2 loan affecting DTI.

People always forget about something that throws a red flag and if you can't prove that your original intention was to occupy the house as a primary residence, then it is mortgage fraud.

Lenders that have flexibility to originate in multiple states and have a wide range of programs available provide more value.

Most lenders want to know where the down payment funds are coming from and most lenders will shy away from originating your loans knowing the down payment money is a loan.

Another thing to know is you will have to create a new listing once the original host takes theirs down.
