I have to replace an egress staircase from the second floor which was originally made from pressure treated wood.

These tenants reported the wood porch floor being damaged, and since it is old, I replaced it with brand new boards. 

Our current property manager is not cutting the mustard (not enforcing late fees, slow to fill vacancies, etc.) and I would very much like to replace her with someone who will approach our investments with a more business minded attitude. 

I've researched them and plan to start using them in my beach market STR soon as I begin to replace needed items.

You should be able to more than replace the income you are currently receiving on your 4 properties. 

Lots of people complain about the "timeline" risk.Start looking for a replacement property during the marketing process of the property that you are selling.The 45 day ID period only starts on the day you sell your relinquished property.

I believe they stopped using knob and tube wiring sometime in the 40s.Roof - Of course in that amount of years, most likely the roof has been replaced at least a couple times, but this is also a big ticket items to look closely at.Plumbing - I think it was sometime in the 80s when PVC pipes were starting to be widely used.  

Things like the roof…you can research right away and hire a roofing contractor to come out and fix /replace.
