When you make an offer to buy, just plan on a full gut remodel.If these are regular honeybees, they generally don't attack unless threatened.  

You just install as you would for regular grid and screw drywall to it.

In the meantime, I end up with tenants that don't pay, they trash the place because the PM co wont inspect regularly, and then ultimately get evicted or leave, holding me with unpaid rent I will never see again.  

They want regular payments, all the time.

Saying that, I'm still outbid regularly by people flipping them.

Also, are you reserving for monthly/regular expenses and capital expenditures like roof, parking lot, etc?

But, if that is supplementing regular income sources then that can be used to continue to expand the portfolio.That would be the short term goal.
