With flooring, I tend to refinish the wood floors in bedrooms because its cheaper and more durable and because I own a floor sander.

In one municipality we did an extensive remodel, added 4 new bedrooms, new windows, new siding, new heat, refinished hard wood floors, insulation etc. 

Yes cabinets were in great shape so we just used new hardware and refinished them to white.

The flooring is in really good shape, just needs a refinish to make it like-new.

I was also wondering if one of those refinishing paints work, and would they also work over the latex part.Thanks for any advice!

Added 400 amps single phase, 400 amps 3 phase electrical, added three bathrooms, added two kitchens, added dressing area, added interior walls, fully insulated the envelope, added 25 tons HVAC, refinished all surfaces, paved the parking lot, made entire building ADA compliant.

Look for a distressed property that doesn't need a major rehab but does not some cosmetic work (paint, floor, cabinets refinished, landscaping, etc).

Maybe you can use a different flooring material or just refinish the floors that are there for example.

We used to refinish thd hardwood floors....Not worth the investment ( save that for when you want top dollar on selling) tiles break when heavy objects are dropped.
