Once that makes its way into the psychology of the public the market will begin its reset away from speculation and back to end user fundamentals - which will leave it FAR below its current level.Let's not forget that 2011 pricing was still on the high end of historical averages HPI wise and on top of that we've engaged in what is probably the largest stimulus in history to get where we are now.It probably won't be as bad as 2008, but it will be bad.And let me just add that without 3.5% down FHA loans which as far as I'm concerned are subprime for all intents and purposes the lower end market in a lot of the country would be toast.
