Some real estate agents might produce summary documents (beyond just an MLS listing report).Lets exchange ideas and more importantly specific examples so that we can see what is the best of breed.After I get on the other computer I will work up an example of the REAP output.

Thx chop. going to look into getting the LLC done.Noobdog,I really don't think my idea is that vague.I WANT to own some income producing properties, that is my goal as previously stated.If I bought a property that I felt I had a great price on and could make quick money, I wouldn't hesitate to try and sell it while also trying to rent it.

Personally I would not get involved in such a deal without a NNN lease because it ensures the tenants will not only take care of the building and produce much less wear and tear, but they will be responsible for much of the day to day - the whole reason for getting into an office deal in my opinion.

I've beenat the commercia only for about a year and have produced over 2 million in a small market (leases, purchases, sales) and i have more commercial experience than some 10 to 15 year residentail agents.

If the property is not producing enough income the value is just not there no matter how much financing the seller will provide.

So, I attended a bunch of seminars to learn various real estate markets (that's why I run a seminar list, I've been to most of the seminars).I'd say that my biggest mistake is that I decided that I'd reached my goal in real estate investing so I decided to branch out into pre-IPOs and producing a documentary.
