I already rent and live in apartment units - which wouldn't be that different living in one of the units in a 4plex.

They could offer different products for single family vs multifamily so it's a good idea to get with a lender to see what they can do that may not be your typical mortgage type.

Even that manager needs to be really hard worker and skilled in so many different areas...sales, marketing management, hiring, firing, reservations, computer skills, and more.   

Also, it lends itself to unconscious bias because we are more likely to view negatively people who are different than us.

I think I'm just not understanding what sort of realtor would be willing to help do something like this because I assume most realtors are used to finding you a move-in ready primary home and that's really what they know, and that the price needs to be a certain level to get a worthwhile commission.

So that helped.I personally wanted to be more conservative as I pretty much reach “the number” that I needed (note that what “I needed” is different from what “I wanted” or what I was expecting by default.)

Duplex have different zoning that may permit additional units.

Its just kind of the nature of the beast and investing were over 50% of all homes are rentals its a different lifestyle than what we are used to at least on the west coast were maybe 10% of SFR's are rentals  renters rent apartments.
