They're inexpensive, there's less competition for them, there's strong demand for them as LTRs because there isn't as much supply, lower repair/rehab costs, and there's typically less wear and tear because you don't have as many folks applying with multiple kids, pets, etc.

Typically, you'll have charges like: an application fee, first months rent, security deposit, and an additional fee or deposit if you allow pets. 

I don't allow pets and I'm pretty sure they had a donkey.  

I personally charge the tenant a non-refundable pet deposit on top of the security deposit: $300 for the first pet, and $200 for any additional pets.

Some are customizable; but will have the standard questions you'd expect to see.This can include employment, income, pets vs. no pets, vehicles, expected move in date, etc.

Especially if they have pets.
