For instance, in the public Shelby County assessor site you cannot currently search for "all duplexes", or "all triplexes" or "all duplexes within a zip code" or "all duplexes with x,y,z property attribute"...or various other aggregate reporting options you can think of.I have a crawler that I have been able to scrape..well, all of it...and was about to build a small tool for myself as I look for some small "multifamilies that are not for sale, but haven't been sold within the last 2 decades" for directly approaching the owner.I was curious if this was my "unfair advantage" and that I should shift focus to building a small tool around this constantly-refreshing data set, charge for certain lists or reports, etc?

Then you follow the bank's guidelines on refinancing the property and you usually don't need to leave 20% into each of the properties because you created value and the value is some or all of the % than you would need to leave into the property.
