That is, the only thing consistent about a private loan is that there is no consistency.In addition, much as it bothers some, lenders will call themselves what they want (hard money, private money, asset based, etc…) and there are no strict, legal, or "official" definitions or guidelines.Traditionally, hard money loans are based upon the value of the asset that secures them.

Yesterday I had my first verbal accepted offer on a FSBO house but have never purchased a property without my Realtor. 1) Should I tell my Realtor about the property and get an official signed offer?

I should be officially an agent next week.  

(Lien searches only check official records at county, so if municipality doesn't file things which happens sometimes you are still on the hook.)

I could be wrong on my recollection/knowledge of the set up, but I believe her very physically handicapped aunt was the official section 8 tenant, and the niece was a "guest" who was not supposed to be staying there.  

For those of you who invest in either NV real estate and/or trust deed notes or even judgment liens, I just got the official ruling:HOA liens that are foreclosed on are given a priority status and wipe off 1st mortgages.

I would like to incorporate before getting into dealing so i can officially do business as the company (marketing, selling, dealing) so the question i have is what state is good to incorporate (i am thinking of an LLC) from the viewpoints of taxation, privacy/anonymity, asset protection, annual fees?
