Keep in mind that loose fill products settle and so their initial depth and performance depth are not synonymous.Rolls (otherwise known as batts) come in various widths to accommodate standard frame spacing (e.g., 16" or 24" on-center) and the most common of these is fiberglass.

With cash-flow from notes payable from the partners, retail lease(s), and office lease(s), you should not have a problem getting at least medium-term (3-5 year) financing for this deal.

It is a crappy job, to be sure, but not rocket science ... if you are reasonably familiar with plumbing and getting to it won't require busting up concrete you might supervise some medium skill handymen to do the job for much less.
