If preservation of capital to the highest level is your objective than money market accounts and CDS etc as previously noted all appear to be adequate possible solutions without knowing anything else about your situation.  

So, naturally, when I made the decision to scale and take my business to the next level, I decided to get into bigger and bigger multifamily properties. 

If that was the case I'd pay a little more for a PM and work on scaling to a level I wouldn't miss the extra at.

Not every industry is going to be disrupted, it's not some law of nature.What really worries me on a high level is the wealth gap between home owners and renters.

She is very smart, asked me aton of questions and  ayear laterall the sudden she told me she just got an AO on a large duplex in a great area.

So if I ever do turn over to a PMC I would probably also slowly do it also and gage my comfort level.   I

This fee level is very reasonable in my experience.

As a side thought, it seems that my personal network of potential investors (at the friends and family level) is holding its applause until I finish my first BRRRR (that I closed with hard money, thanks Adam Messmer). 

Difficulty in motivating one's self leads to the downfall of 90+% of those who enter in to sales at any levelI would look to join a team at KW or the like that tend to have tons of motivational meeting and team building exercises
