Nevertheless, for more general liability matters (e.g. slip and fall injury that your umbrella insurance doesn't fully cover) it is nice to have liability limited to each property separately.

My insurance clearly does not cover tenant property and would not cover us with a trampoline on the property. they also would not cover trampoline related injuries if they occur.

And let's just hope that call (if it comes) is only suing you for all past rents (arguable if enforceable - read above), and not an injury, fire, or death that destroys a chunk of your net worth.

The fund I bought this from started the process in 2012, and this guy has thrown everything under the kitchen sink at this, with 3 BK's, work injury claim, non-compliance, overturning magistrate's decision, etc, etc.
