I am now wishing I would have started sooner but definitely not too late.

Taking this route not only makes it easier on you, but also shows your tenants that you care about them and are willing to be flexible, but not taken advantage of.So my advice to you is to communicate with them an figure out how you can assist them, maybe help find them a new place to rent or find out what would motivate them to move out sooner (cash for keys, etc.)Hopefully this helps and please feel free to reach out if you have any questions!

Stop thinking cash flow and think wealth building, right now you losing $600 a month at least and when stuff break they won’t give you a break, our tune is limited on this planet so make what you can sooner than later

@Giovanni Flores you can absolutely do cash out loans sooner than 12 months here. 

The rental advertising company also scared away a good tenant by trying to tell them they had to move sooner. 

Offer to return their pro-rated if you are able to lease it sooner, if they allow you to show it without notice or show it with just a text message to them. 

My mindset is always sooner rather than later, but it just comes down to what your goals are in the near future.
