...i reached out to an investor asking that i be added to their vip cash buyers list, as i have been given the green light by several buyers to bring sellers to table. she sent me a deal - its great, off-market in north cali with around 40 units, fully entitled. so i sent the deal to my cash buyers list and immediately got a buyer who wants it. i asked my investor friend if she pays a finders fee and she said yes...but since i know that my cash buyer is more than happy to pay above to asking price for the deal, id rather secure the contract myself and then assign it to my buyer but one obstacle i might face is that my pof isnt for 10 million its about half of that....with getting this contract myself also i dont have to worry about next time my buyer going directly to my investor and getting future deals that would leave me cut out of the deal.

I do have a few SFH  and a tri- plex so I'm not completely green to real estate and land lording but still have a lot to learn.My main questions are what parameters/ numbers are most important when considering a deal?

Otherwise you're likely to be average and I can guarantee you that the last thing anyone on BP or anywhere else needs is another average Turnkey company.Memphis Invest is a a green apple in a box full of red.

The current owner didn't pass the green card inspection and they don't have time to fix them before closing. 

So I understand the apples to oranges, but when you convert the apples and oranges to green.......... it is rather obvious and significant.Terry

NJ department of community affairs issued an inspection violation (green card inspection) on this for a property I am buying.

Just finished @Brandon Turner book on rental property investing and am working through @David Greene book on Long distance investing.I am looking at properties in OH due to spending about 1.5 months there in 2012.
