I have some guesses as to what the problem may be, but I need a good, investor-friendly plumber. 

I like the other recommendations, give them a seller financing offer that is their asking and a good interest rate with terms that make sense for you, and offer what the bank will let you offer.

And then hire a CPA if your problems are big enough-- a good problem.As for giving the 7-9/10s.

There are a lot of good posts on here so I would take some time and read the forum so you can hit the ground running.

Good cost basis on the land and a strong ground game to complete.

I personally like the buy-and-hold strategy and we help clients who share this long-term, wealth building mindset. 

We can debate if that's a bad thing or a good thing, but it just is a thing now.
