Real Estate related or not I'm open to ideas to make this seed grow.

your goals while commendable are not realistic the only way you do what your describing  10 million etc. is to become an operator.. and big time one at that.. real estate is a LOOOOONG game  not sure what or who put it in your mind that you could go from zero or basically a few hundred grand in seed capital to 10mil of free and clear props in 10 years.you may want to rethink your goals and get just a tad more realistic..

We did a VC seed type of project a while ago and were able to go about it that way.

Start planting the seeds now and maybe later you can partner.

I rather have a property sit then get a bad seed tenant that is not qualified @Cheryl Daniels.

When the loans are paid off, keep funneling that same amount of money from the loan payments into your "seed money" pot and work your plan hard. 

Otherwise, plow the grown, plant the seeds, pull the weeds and then you will reap the well earned profits.

so long as you have the seed capital to jump start your project, I don't see how an investor who is experienced in high risk startups would have any issues dealing in the real estate market. 

I would hope to accrue about 20-30 properties with that seed money.
