The 2nd-floor unit needs to be completely redone to be rent-ready and the first-floor unit/ exterior needs some work too, the total estimated cost of the work is $100,000. 

When we do our PM WT's we are checking for tenant compliance with the lease (number of people in the house, pets, etc.) and also any obvious areas of concern (leaks, exterior holes in siding, etc.).

Does the facility have cameras, a good exterior fence, and electric gates?

I would want to build some affordable housing for first time buyers and retirees....possibly a zero lot line, exterior maintenance provided HOA community.

The roof of the building was in good condition so it will not need to be fully replaced (and since this will be a rental building and not a condo building, we can save this expense) and since the exterior is brick, there will be no need for new siding (some minor brick repointing will be done).

It currently has exterior doors from the street that don't lock, which allows anyone to come and go as they please.   

The interior of the home was in pretty rough shape but the exterior looked great with strong bones it just needed some cleaning up.
