Do we kick our steady tenant out and live in our Scottsdale condo or invest in another property and househack.

So I bought a 100+ year old duplex in Ohio and I'm trying to switch out it's heat only option for central HVAC.

I am the president of a HOA in a 6-unit condo building looking for a solution.

There's  plenty of parking however when my relator reached out to concord zoning they said it isn't able to be turned into a duplex " which to me means one address instead of two and I cant have separate water and electricity to the units".

You must occupy the residence within 60 days of closing and live in it as your primary residence for 12 months before renting out other units.Do this several times and you will have 3-4 performing (hopefully) 4 plexs (or tri or duplex) and then you can look at doing STRs.It would create a great base for you to work towards early retirement. 

It is a Duplex 3/2 bed/bath and 2/1 bed/bath.

Is an estoppel certificate something you want to do only for commercial properties or should you also do it for residential ( duplex, Triplex, quadplex)

If your contract falls through, my friend just called me with a condo that he owns in Portage Lakes area of Akron that he wants to sell for 16% under the next least expensive comp in the community.
