It seems like though they are great investments, though there are not too many people who actually dive into a private placement like this. 

It was not rented thru Airbnb or vrbo type thing, it was a private type rental. 

There are a lot of individuals out there who are in need of an Independent Private Investor.

Do your market research to set your base price (filtering by private room, in your instance), stage it cleanly and simply, have some great photos taken, start your prices low, then go high, be responsive to their requests, etc.The biggest difference will be in your description.

If that well made them sick ( which is very easy to do with contaminated water) having owned a Mobile home park on private water system myself.. you have a lot of liability here..  

But for good properties at the right price, when they can't find an investor to assign to for a decent profit, they CLOSE (either with cash or private, great terms) and resell when a proper buyer comes along.Pretty simple really.People who do this right are seriously networked.
