My tenant didn't take out his clothes from the dryer so I took them out and set them on the furnished bed I provided him.I notice a cut and small hole going into the center of the mattress that was not there on the walkthrough.

I'm cheap when it comes to stuff that isn't too important like shoes, clothes but stuff that is major like car repairs and house hold repairs I am very hard headed on getting quality stuff that may be pricey!

The deal was they didn't have to pay rent or utilities,  later we asked them to pay water, because there are 4 of them, and just me, and that's a lot of bathing and washing clothes.

Any of this you still have is probably not newer than the 1950s, and probably has cloth or rubber insulation that is past its design lifetime.Also note that the main electrical box doesn't tell you much about what kind of wiring you have.
