Mold can only exist in a damp and dark place.

But, if we can't work it out, then that's fine too and I'll start posting the rental before the Christmas holidays damps down any interest. 

My tenant didn't take out his clothes from the dryer so I took them out and set them on the furnished bed I provided him.I notice a cut and small hole going into the center of the mattress that was not there on the walkthrough.

You can get a dishwasher and some extra storage space, and take your clothes out of the greasy kitchen ;)

I'm cheap when it comes to stuff that isn't too important like shoes, clothes but stuff that is major like car repairs and house hold repairs I am very hard headed on getting quality stuff that may be pricey!

The deal was they didn't have to pay rent or utilities,  later we asked them to pay water, because there are 4 of them, and just me, and that's a lot of bathing and washing clothes.   

Home has a 100 amp panel and looks like it was updated at some point however I found trace of old cloth wiring used in one of the bedrooms. 

Any of this you still have is probably not newer than the 1950s, and probably has cloth or rubber insulation that is past its design lifetime.Also note that the main electrical box doesn't tell you much about what kind of wiring you have. 

Mostly pulling up carpet and tearing out some damp dry wall in the basement.
